Congratulations on choosing to purchase a new home. Although this can be an exciting time, it can also be extremely overwhelming for a First-Time buyers.  After choosing to purchase a home you must find a real estate professional to guide you through this process. At Crestar Realty, our experienced agents are committed to helping you through this very important process.
 
To begin the real estate process below are some guidelines to help you through this process.
Pre-Qualify
Begin by pre-qualifying for a loan. This is one of the most important steps in purchasing your home. By pre-qualifying, you will learn how much you can afford. Knowing your price range will make the house search much easier and faster for you. Here at Crestar Realty we can refer you to our in-house lending broker, Atlantic Funding, to provide you assistance in obtaining a loan.  
 
Needs vs. Wants
Create a list of your needs and use it as a guide to selecting the right home. Once you come in for a free consultation we will provide you with the necessary information to narrow what features you need and which you want in your new home. To help you start your list here are some items to consider.
·    New vs. Resale
·    Layout, square footage and number of bedrooms and bathrooms
·    Storage space
·    Room Size (kitchen, family room, basement) 
·    Neighborhood amenities (parks, walking trails, pool) 
·    Location and proximity to schools, work, shopping and recreation
 
Conduct a Comparative Market Analysis
Before you head out into the sea of houses that are for sale, ask one of our Crestar Realty agents to run a Comparative Market Analysis (CMA). This will help you breakdown the number of houses available in the neighborhood you are interested in, as well as give you an idea of how much houses cost in that particular area.
 
Get to Know the Neighborhood
When you find a house that you like, take the time to drive through the neighborhood to learn more about the place you are going to live in. Also, talk to some of the neighbors about concerns such as HOA restrictions, noise levels, is this are there may children in the neighborhood. Besides talking to neighbors, visit the local shops and restaurants talk to the local people about the schools, community facilities. Try to learn as much as possible to find out if the location is right for you.
